I had a client ask me a while back why I take some much time in completing the home inspection? I told her that I inspect each and every home as if I or one of my family members were going to live in the home. I was asked if I could describe in basic terms what I do when I preform the energy audits. Here is a check list of sorts that even you can do, but I am here to complete it if you want a written report for verification purposes.&lt;br /&gt;&lt;br /&gt;Locating Air Leaks&lt;br /&gt;&lt;br /&gt;First, make a list of obvious air leaks (drafts). The potential energy savings from reducing drafts in a home may range from 5% to 30% per year, and the home is generally much more comfortable afterward. Check for indoor air leaks, such as gaps along the baseboard or edge of the flooring and at junctures of the walls and ceiling. Check to see if air can flow through these places: &lt;br /&gt;&lt;br /&gt;·Electrical outlets&lt;br /&gt;&lt;br /&gt;·Switch plates&lt;br /&gt;&lt;br /&gt;·Window frames&lt;br /&gt;&lt;br /&gt;·Baseboards&lt;br /&gt;&lt;br /&gt;·Weather stripping around doors&lt;br /&gt;&lt;br /&gt;·Fireplace dampers&lt;br /&gt;&lt;br /&gt;·Attic hatches&lt;br /&gt;&lt;br /&gt;•Wall- or window-mounted air conditioners. &lt;br /&gt;&lt;br /&gt;Also look for gaps around pipes and wires, electrical outlets, foundation seals, and mail slots. Check to see if the caulking and weather stripping are applied properly, leaving no gaps or cracks, and are in good condition.&lt;br /&gt;&lt;br /&gt;Inspect windows and doors for air leaks. See if you can rattle them, since movement means possible air leaks. If you can see daylight around a door or window frame, then the door or window leaks. You can usually seal these leaks by caulking or weather stripping them. Check the storm windows to see if they fit and are not broken. You may also wish to consider replacing your old windows and doors with newer, high-performance ones. If new factory-made doors or windows are too costly, you can install low-cost plastic sheets over the windows.&lt;br /&gt;&lt;br /&gt;If you are having difficulty locating leaks, you may want to conduct a basic building pressurization test:&lt;br /&gt;&lt;br /&gt;1.First, close all exterior doors, windows, and fireplace flues. &lt;br /&gt;2.Turn off all combustion appliances such as gas burning furnaces and water heaters. &lt;br /&gt;3.Then turn on all exhaust fans (generally located in the kitchen and bathrooms) or use a large window fan to suck the air out of the rooms.&lt;br /&gt;&lt;br /&gt;This test increases infiltration through cracks and leaks, making them easier to detect. You can use incense sticks or your damp hand to locate these leaks. If you use incense sticks, moving air will cause the smoke to waver, and if you use your damp hand, any drafts will feel cool to your hand.&lt;br /&gt;&lt;br /&gt;On the outside of your house, inspect all areas where two different building materials meet, including: &lt;br /&gt;&lt;br /&gt;·All exterior corners&lt;br /&gt;&lt;br /&gt;·Where siding and chimneys meet&lt;br /&gt;&lt;br /&gt;·Areas where the foundation and the bottom of exterior brick or siding meet.&lt;br /&gt;&lt;br /&gt;You should plug and caulk holes or penetrations for faucets, pipes, electric outlets, and wiring. Look for cracks and holes in the mortar, foundation, and siding, and seal them with the appropriate material. Check the exterior caulking around doors and windows, and see whether exterior storm doors and primary doors seal tightly. &lt;br /&gt;&lt;br /&gt;When sealing any home, you must always be aware of the danger of indoor air pollution and combustion appliance "back drafts." Back drafting is when the various combustion appliances and exhaust fans in the home compete for air. An exhaust fan may pull the combustion gases back into the living space. This can obviously create a very dangerous and unhealthy situation in the home.&lt;br /&gt;&lt;br /&gt;In homes where a fuel is burned (i.e., natural gas, fuel oil, propane, or wood) for heating, be certain the appliance has an adequate air supply. Generally, one square inch of vent opening is required for each 1,000 Btu of appliance input heat. When in doubt, contact your local utility company, energy professional, or ventilation contractor.&lt;br /&gt;&lt;br /&gt;I hope that this information will help you in protecting your energy dollars. We need to be always on the look out for way so save energy. One of the cheapest and easiest ways is to check the chalking around your windows and doors. If it is bad or there is none, buy your self a box of chalking and go to work and sealing out the cold drafts that are stealing your hard earned dollars. And of if you look around I am sure you will find alot of things that you can shut off to save money, No I am not saying put it in hibernate or using the off button on the computer or stereo. Use the switch on the surge protector to turn it off, unplug it. Because that little power light you see lite up is burning power. Completing these repairs before I show up helps ensure that escrow progresses more smoothly:&lt;br /&gt;&lt;br /&gt;OUTSIDE&lt;br /&gt;Check that doorbells work.&lt;br /&gt;Check for missing roof shingles.&lt;br /&gt;Check for loose/damaged/clogged gutters/downspouts.&lt;br /&gt;Check to see if there is standing water, especially near the foundation, after irrigation or rainfall.&lt;br /&gt;Check exterior weatherproofing (stain, paint, etc.).&lt;br /&gt;Check for any wood in direct contact with soil, including fences and gates.&lt;br /&gt;Check for holes and damage to siding, doors, windows, and trim so that structure is weatherproof.&lt;br /&gt;Check for overgrown vegetation, especially in walkways; growing on siding, roof, chimney, fences, or in gutters; or too close to utility lines.&lt;br /&gt;Check for trip hazards in walkways, driveways, and stairways (deterioration, vegetation, etc.)&lt;br /&gt;Check for loose, missing, or rusted guardrails and handrails at stairways, decks, balconies, and porches.&lt;br /&gt;&lt;br /&gt;INSIDE&lt;br /&gt;Check that carbon monoxide alarms work.&lt;br /&gt;Check that smoke alarms work, and that they are present on each floor of multi-story houses.&lt;br /&gt;Check for loose kitchen and bathroom countertops.&lt;br /&gt;Check for moisture stains on ceilings and walls; around doors and windows; near sinks, toilets, bathtubs, and showers; and near the dishwasher.&lt;br /&gt;Check for loose, missing, or damaged guardrails and handrails in stairways.&lt;br /&gt;Check for cracked tiles or deteriorated grouting in kitchen and bathrooms.&lt;br /&gt;Check that kitchen appliances work.&lt;br /&gt;&lt;br /&gt;PLUMBING&lt;br /&gt;Check that stoppers work in bathtubs and sinks.&lt;br /&gt;Check for clogged drains.&lt;br /&gt;Check that toilet seat bolts and screws are tight.&lt;br /&gt;Check that faucets don’t drip or leak around the base.&lt;br /&gt;Check condition of caulk/grout in bathtubs/showers.&lt;br /&gt;Check for loose toilets and loose toilet tanks.&lt;br /&gt;&lt;br /&gt;ELECTRICAL&lt;br /&gt;Check for safe and easy access to electric panels and main circuit breaker.&lt;br /&gt;Check that ceiling fans work on all speeds.&lt;br /&gt;Check for burned out light bulbs, including ceiling fans.&lt;br /&gt;Check for damaged or loose outlets and light switches, including covers for outlets and switches.&lt;br /&gt;Check that outlets work.&lt;br /&gt;Check for properly working GFCI outlets in kitchen, bathrooms, garage, and exterior.&lt;br /&gt;Check that exhaust fans work in kitchen, bathrooms, and laundry area.&lt;br /&gt;Check that any electrical junction boxes have covers, especially in basements and garages.&lt;br /&gt;&lt;br /&gt;MISCELLANEOUS&lt;br /&gt;Check that filters are clean (heating and cooling, kitchen range hood, bathroom exhaust fans, etc.)&lt;br /&gt;Check that dogs or cats are secured or vacationing for a few hours with a family member or friend.&lt;br /&gt;Certain items should be inspected annually due to their inherently dangerous nature. These include gas-using appliances, pool and spa equipment and utilities, roof, and the fireplace and chimney. If they have not been inspected within the last 12 months, having it done now can make escrow go more smoothly.&lt;br /&gt;Check that the fireplace damper opens/closes easily.&lt;br /&gt;The Chimney Safety Institute of America (CSIA) recommends that the fireplace and chimney undergo a Level II inspection any time real estate ownership is transferred, and I recommend having that done prior to the buyer’s inspection.&lt;br /&gt;Check for receipts and warranty papers for any work done on the property, particularly for inspections and work done to prepare the property for sale.&lt;br /&gt;Contact me for a pre-listing inspection to determine major defects. Read the information below before you strike that match.Although you might be thinking about using your fireplace to cut down on your heating bills, many fireplaces can actually remove more heat from a house than they produce. According to the U.S. Department of Energy, a typical vertical-back fireplace with an open front is at best 10 percent efficient in converting fuel to energy and delivering it to a room. The rest of your fuel dollars escape up the chimney.Fireplaces pull cold air into the house from small gaps around windows and doors. Also, most fireplaces are inappropriately situated on exterior walls. The large mass of masonry that makes up most fireplaces are poor thermal insulators and readily conduct room heat to the outdoors in cold weather.One simple and very inexpensive tip is to use flue sealers. Even brand-new dampers may not close tightly or become warped after the first hot fire. They may even be installed incorrectly.You can use inflatable draft stoppers that you insert into the flue and inflate when not using your fireplace. The web site states that a less expensive solution is to use an old foam rubber seat cushion or pillow: Place it in a heavy plastic bag, and insert this into the flue. Be careful with this, though—attach a long red tail to it to remind you it’s there so you remove it before building a fire.Wood-burning appliances and fireplaces also may emit large quantities of air pollutants that can jeopardize health. Wood smoke contains hundreds of chemical compounds, including nitrogen oxides, carbon monoxide, organic gases, and particulates. Carbon monoxide is a poisonous gas that has no color and no odor. It replaces oxygen in the blood, leading to suffocation and probable death.The U.S. Centers for Disease Control and Prevention states that particles released from fuels that are not completely burned can irritate or damage lung tissue. These pollutants attach to microscopic particles that are inhaled and carried deep into the lungs, where they are lodged, causing extensive damage. Particles from combustion as well as other airborne particles can cause or contribute to asthma and restrictive airway diseases.Try out the new Java-Log made from recycled coffee grounds. Voted one of Time magazine’s Coolest Inventions of 2003, the logs burn up to three hours, save trees, and have a faint, sweet aroma rather than the chemical smell associated with most manufactured logs. Get a home energy audit every couple of years from a Certified Nachi Home Inspector to find ways to cut costs.&lt;br /&gt;2. Check with your utility company for rebated whenever you install energy-saving equipment. 3. Add more energy-efficient insulation to your attic, perferably with a resistance rating of R-21 to R-30&lt;br /&gt;4. Turn down your home thermostat two degrees and save 24 -kilowatt hours a month. It might not sound like much, but it adds up.&lt;br /&gt;5. Buy a programmable thermostat, especially if your home is vacant most of the day. Set it to turn on a half hour before anyone arrives home.&lt;br /&gt;6. Adjust your thermostat to a comfortable temperature and wait. Turning your thermostat up or down dramatically wasted energy and increases your heating costs.&lt;br /&gt;7. Lower you hot water thermostat 10 degress, but no less than 120 degrees. Seal energy leaks. Caulk over cracks and small holes around windows and exterior walls. Some programs shut down electric appliances for short bursts of time during peak hours. That shows the appliance meets or exceeds standards set by the U.S. Department of Energy and the Environmental Protection Agency.&lt;br /&gt;15. Consider a front-loading washing machine. When building a home or replacing a roof, select a roof based more on energy efficiency than how it looks. However, while CO poisoning does not come with a fever, the flu does.&lt;br /&gt;If you have flu symptoms, but no fever, remind your physician about the possibility of CO poisoning.&lt;br /&gt;The Consumer Product Safety Commission (CPSC) estimates that over 200 people a year die, while thousands more are treated for CO poisoning by hospital emergency rooms and private physicians. Other organizations place these estimates even higher.&lt;br /&gt;How can you prevent becoming an annual statistic from CO poisoning?&lt;br /&gt;Have all gas burning appliances inspected and serviced annually by a professional technician.&lt;br /&gt;Have all chimneys and flues checked annually for loose connections, blockage, corrosion, etc. Also make sure you properly open the flue on any wood burning appliance or fireplace when using them. (To avoid fire danger, make sure you have the chimney flue inspected and cleaned, each year, by a chimney sweep certified by the Chimney Safety Institute of America (www.csia.org).&lt;br /&gt;Make sure your heating systems have an adequate intake of outside air.&lt;br /&gt;Never use appliances such as a clothes dryer, range, or oven to heat your home.&lt;br /&gt;DonÂt leave cars running in garages, even with the door open. If you must preheat your car, back it out of the garage and close the garage door.&lt;br /&gt;Never, never burn charcoal in a confined space.&lt;br /&gt;Finally, install CO detector/alarms in your home. These detector/alarms are similar in concept to the smoke alarms that are prevalent in todayÂs homes.&lt;br /&gt;There are two types of CO detector/alarms available: hardwired, (using household current); and battery powered.&lt;br /&gt;Hardwired sensors usually purge themselves anresemblele for CO at a preset period of time.&lt;br /&gt;Battery powered sensors usually react to prolonged exposure to CO.&lt;br /&gt;Whichever kind you purchase, make sure the CO detector/alarm meets the requirements of UnderwriterÂs Laboratory (UL) 2034. NACHI members subscribe to the following Code of Ethics in the course of their business.&lt;br /&gt;&lt;br /&gt;Duty to the Public&lt;br /&gt;The NACHI member shall abide by the Code of Ethics and substantially follow the NACHI Standards of Practice.&lt;br /&gt;&lt;br /&gt;The NACHI member will not engage in any practices that could be damaging to the public or bring discredit to the home inspection industry.&lt;br /&gt;&lt;br /&gt;The NACHI member shall be fair, honest, impartial, and act in good faith in dealing with the public.&lt;br /&gt;&lt;br /&gt;The NACHI member will not discriminate in any business activities on the basis of race, color, religion, sex, national origin, familial status, sexual orientation, or handicap and shall comply with all federal, state and local laws concerning discrimination.&lt;br /&gt;&lt;br /&gt;The NACHI member shall be truthful regarding his/her services &amp; qualifications.&lt;br /&gt;&lt;br /&gt;The NACHI member will have no undisclosed conflict of interest with the client, nor will the NACHI member accept or offer any undisclosed commissions, rebates, profits or other benefit.&lt;br /&gt;&lt;br /&gt;The NACHI member will not communicate any information about an inspection to anyone except the client without the prior written consent of the client, except where it may affect the safety of others or violates a law or statute.&lt;br /&gt;&lt;br /&gt;The NACHI member shall always act in the interest of the client, unless doing so violates a law, statute or this Code of Ethics.&lt;br /&gt;&lt;br /&gt;The NACHI member shall use a written contract that specifies the services to be performed, limitations of services and fees.&lt;br /&gt;&lt;br /&gt;The NACHI member shall comply with all government rules and licensing requirements of the jurisdiction where he/she conducts business.&lt;br /&gt;&lt;br /&gt;The NACHI member shall not perform or offer to perform, for an additional fee, any repairs or associated services to structure on which the member or member's company has prepared a home inspection report, for a period of 12 months. This provision shall not include services to components and/or systems which are not included in the NACHI standards of practice.&lt;br /&gt;&lt;br /&gt;Duty to Continue Education&lt;br /&gt;The NACHI member will comply with NACHI's current Continuing Education Requirements.&lt;br /&gt;&lt;br /&gt;The NACHI member shall pass the NACHI's Online Inspector Exam once every calendar year.&lt;br /&gt;&lt;br /&gt;Duty to the Profession and NACHI&lt;br /&gt;&lt;br /&gt;The NACHI member will strive to improve the Home Inspection Industry by sharing his/her lessons and/or experiences for the benefit of all. This does not preclude the member from copyrighting or marketing his/her expertise to other Inspectors or the public in any manner permitted by law.&lt;br /&gt;&lt;br /&gt;The NACHI member shall assist the NACHI leadership in disseminating and publicizing the benefits of NACHI membership.&lt;br /&gt;&lt;br /&gt;The NACHI member will not engage in any act or practice that could be deemed damaging, seditious or destructive to NACHI, fellow NACHI members, NACHI employees, leadership or directors.
